You're Only Seeing Half the Listing
Four small tabs hold most of what Mercala knows about a property — pricing per square meter, the full feature list, an interactive map, zoning rules and the asking-price history.

The problem
Open any listing on Mercala and you'll see the essentials right away: photos, price, bedrooms, bathrooms, and the broker's contact card. Most people look at those, maybe scroll a little, and move on.
What many users never discover is the row of four small icons sitting quietly on the page. They don't look like much — but each one is a tab, and together they hold most of what Mercala knows about the property: full pricing breakdowns, the complete feature list, and an interactive map you can switch to satellite view and even get driving directions from. Here's the full tour.
Four tabs, one property
This is the tab bar. Each icon opens a different panel of information — the highlighted one is the tab you're currently on:

Overview
The basics beyond the headline: Property Type (house, apartment, land…), Year Built, and Right to Land — that last one matters more than most buyers realize in the Dutch Caribbean, where freehold and lease land are priced very differently.
Details
The numbers tab, and for anyone comparing properties it's the most valuable one: Current List Price and Price As Listed (in the broker's original currency), Build Up and Lot sizes each with their own price per m², plus Days on Market and Date Posted. Price per square meter and days on market are the two fastest ways to judge whether a listing is priced to sell or priced to sit.
Features
The complete feature list for the property — pool, air conditioning, ocean view, garage, and whatever else the broker listed. If you're checking whether a house has that one non-negotiable, this is where to look before you pick up the phone.
Location
The property's Island, Region, and Neighbourhood — plus a full interactive map. This tab does so much that it gets its own section.

The map isn't a static picture — it's a live map you can zoom, pan, and restyle:
- Switch the map style with the buttons in the top-left corner: Streets, Satellite, Outdoors, Light, or Dark. Satellite is the one to try — it shows the actual surroundings: how big the lot really is, what's next door, and how far the beach actually is.
- Get Directions (top right, above the map) opens Google Maps with a route straight to the property — perfect when you're on your way to a viewing.
- Go fullscreen with the expand button in the bottom-right corner of the map for a proper look around the neighbourhood.
- The +/− controls zoom, and the circular arrow resets the view if you get lost panning around.

Keep scrolling: zoning information
Below the map, the Location tab has one more card that even experienced users miss: Zoning Information.

When Mercala has zoning data for the parcel, this card tells you what you're actually allowed to do with the property: the zone it falls in (with its official code and name), the allowed uses — Residential, Commercial, Tourism, and so on — and any building limits such as maximum height, number of storeys, lot coverage, and setbacks. It also flags parcels that are heritage or nature protected.
This is the difference between a dream and a plan. Thinking about adding a second storey, building an apartment for short-term rental, or running a business from home? The zoning card answers "can I?" before you spend money finding out. Not every listing has zoning data yet — but when the card is there, read it before you fall in love with the property.
The price has a memory
Right under the listing price there's a small link that's easy to scroll past: View price history. Click it.

Mercala tracks every asking price it has seen for the listing — the Initial ask and every change since, each dated and with the percentage move (increases in green, cuts in red). Prices are shown in the currency you've selected in Mercala.
This is negotiation intelligence you'd otherwise never see: a property that's been cut twice in six months tells a very different story than one that was raised 25% and is still sitting there. Combine it with Days on Market from the Details tab and you know more about the seller's position than the listing text will ever tell you.
Small things that do a lot
A few more clickable things on the listing page that are easy to miss:
- The photos are a gallery. Click any picture to open it fullscreen, then use the arrows or the thumbnail strip to move through every photo.
- View Original Listing takes you straight to the broker's own page for the property, in a new tab.
- Call Now and Send Message in the broker card contact the listing broker directly — the message opens pre-filled, so you don't start from a blank email.
- Arrow keys work. When you open a listing from your search results, the left and right arrow keys jump to the previous and next listing — you can review a whole page of results without ever going back.
Next time a listing catches your eye, don't stop at the photos. Four small icons, one small link under the price — and suddenly you're the best-informed person in the conversation.
