What the badge tells buyers, and the documents that earn it: two, and a third when there is a building.

Generic listing software has no idea what a title deed on Aruba or Curaçao looks like, so it cannot check one. Mercala can. The badge asks for two documents — the land registry extract or title deed, and your ID or the mandate — and a third, the building extract, when there is a building on the parcel. Our team compares them with your listing, and buyers see the badge on the card, on the map and on the listing itself.

The proof page

The page asks for two documents, and a third when there is a building on the parcel. Our team compares each one with your listing:

  • The parcel. The cadastral ID and every title holder, as the deed spells them, with the land registry extract or the title deed. One of the two is enough.
  • Who you are. As the owner, a passport or ID card; your name must be one of the title holders. As a broker, the mandate contract the owner signed.
  • The building, when there is one. The building extract from the land registry, which shows the built area and the year.

At the bottom, the page lists anything still missing, with a link to the part it belongs to. When nothing is left, press Send for verification. Your documents are private: only you and the Mercala team can open them.

Our team compares the listing with these documents, part by part. If something does not match, you are told what the document says and can send another. You can publish without waiting, but that gives up the badge for good.
