Fifteen Houses at Once

ORANJESTAD — On the face of it, August was the strongest month Aruba's housing market has had in years. New house listings rose 61% on August last year, from 31 to 50. The median asking price nearly doubled, from $475,000 to $932,500. The average ask reached $909,670.

Almost none of that is the market. On a single day in August, fifteen houses from one development in Hooiberg came to market together, each asking between $1.06m and $1.40m. Fifteen houses is close to a third of the island's entire monthly intake, arriving on one day, from one address, in one price band. Set that project aside and August looks like what the rest of 2026 has looked like: a few more listings than last year, priced considerably higher, in a year that is running materially thinner than the one before it.

The month is worth reading twice, then — once as it appears, and once as it is.
